West University Place is a suburb of Houston, a reflection of the affluence and impact automobiles and street paving had in the 1920s. An upper income incorporated town as of 1925, the area started off with country homes in 1910 and was named for its proximity to Rice University. In the 1930s and early 1940s West University was said to be the second fastest growing city in America.
Today West University is a sought after address because of its close in location and the quaintness of its layout. Numerous small businesses dot the neighborhoods, but West University has always been primarily a residential area with strict zoning restrictions.
Homes for sale in West University are always at a premium and most newcomers try to keep the ambience of the original city design through the remodeling and updating of the existing structures rather than tearing them down as is done in other areas like Bellaire.
Shady tree-lined thoroughfares with stately homes from another century are the benchmark of West University and it is a haven for affluent young families who want to have a more ‘urban’ experience. Rice Village is an upscale shopping area and the Houston Museum of Art and the Herman Park are nearby. Children attend the Houston Independent School District schools.
According to the Houston Association of Realtors there are about 1,200 residences in West U as it is affectionately known, with a median appraised value of just over $750k. Homes for sale in West University have seen a nice appreciation in the last ten years with a square foot value of $126 in 1994 to over $234 in 2005.
